Resources for Applicants

The Planning Board meets once a month, generally on the first Monday of every month. It is given the responsibility through the Town's adopted Land Use Ordinance of approving applications for Site Plans and Subdivisions (and occasionally other types of applications).The Planning Board evaluates projects based on the relevant standards as outlined in the Town's Land Use and related Ordinances. Projects are evaluated based on design, density, use and physical and social impacts. Additionally, the Planning Board has a role in providing recommendations to the Board of Selectmen on changes to the Land Use Ordinance.

If you are unsure what kind of review your project may require, please consult with the Town Planner. Otherwise, the Planning Board application form and application checklists are available below. The burden of proof is on the applicant to demonstrate that their proposal will comply with the relevant Ordinance requirements. Town staff is happy to help answer questions regarding the requirements but we are unable to design your project or complete the application on your behalf. The State of Maine maintains a list of Land Use Planning Consultants who may be able to represent you before the Planning Board for a fee, available online here. This list is provided as a courtesy and should not be perceived as an endorsement or recommendation from either the Town of Damariscotta or the State of Maine.

Please note: in order for applications to be scheduled on the Planning Board's agenda, they must be deemed complete (including fees paid and all checklist items attached) at least two weeks in advance of a Planning Board meeting. Applications not meeting submission deadlines will not be scheduled.
